Royalty Homes is a full service home builder providing our customers with in-house design services, financing, general contracting, land development, and assisting you in the sale of their present home.
In-house Design Services
There are many options available to create architectural building plans for your new home.
One option is for you to bring us your ideas on a sketch pad or even a napkin, or bring us a floor plan from a magazine or newspaper. We have over 1,000 floor plans available in our office for your viewing. We can use these as a template and incorporate your ideas and suggestions to create a floor plan that will fit your lifestyle and your family’s needs.
A second option is to use one of our existing model plans as a template and modify it to fit your lifestyle and family’s needs. This seems to be a very popular option because our customers can tour our models allowing them to actually see them in real life because they are completed and in most cases decorated. This seems to enhance their ideas by visually seeing a model completed versus visualizing it from a conceptual floor plan.
We encourage you to visit our models by attending our open houses or calling us to make an appointment to tour our completed and decorated models. Once you have decided on a floor plan template, we will sit down with you in front of our engineering computer system and modify the plans to bring your ideas to life in front of your eyes. You will be involved in the design process from the very beginning. We will work with you and your family until your plans are completed and meet your approval.
Financing
Whether you have a financial institution you are comfortable with or not, we can provide you with options to finance your home. Whether it is strictly a construction loan, a construction to permanent loan, or a bridge loan, we can provide to you financing that will fit your lifestyle and financial situation.
We can also build your home as a turn-key project. A turn-key project means Royalty Homes will provide the financing during the construction of your new home until it is completed, at which time your financial institution will acquire your new mortgage loan from us. There are many benefits to a turn-key project. One benefit is your mortgage interest can be applied to the loan amount instead of coming from your pocket. Another benefit is that you will be locked into a final cost for your new home during the construction regardless of the change in interest rates.
All information given to us is strictly confidential between your loan officer and the underwriters from our financial institution. Please call us to explain more financing options.
General Contracting
Once we have completed your plans and you have approved them, we will manage the construction of your new home from obtaining building permits, to final inspection, to your occupancy.
We will maintain constant communication with you and your family throughout the entire building process. If you have any concerns or input, we are just a phone call away.
We have established great relationships with our subcontractors over the years and we have maintained these relationships with open communication and superior management skills. Royalty Homes does not except inferior workmanship or materials from our subcontractors and suppliers. We require optimal craftsmanship from every one involved in the construction of our homes and we do not lower our quality standards for any reason.
Land Development
Royalty Homes provides land development services to customers who have ownership of land and are interested in developing their land for residential construction purposes.
We will create a conceptual development layout incorporating your ideas and submit these drawings to the local planning department for a preliminary approval. Then we will work closely with our surveying company to development certified survey maps, drainage plans, and all other plans necessary to submit to the local planning committees for their approval.
Assisting in Selling Your Home
If you have a home to sell before or while Royalty Homes is building your new home, we will assist you in the sale of your present home. We will provide you information necessary to put your home up for sale. We will provide you with a yard sign, and we will provide you with information necessary to close the sale of your home.
